Boise Real Estate - Next Decade's Top Market

Boise real estate is projected to be one of the hottest markets in the next decade, according to realtor.com.  Current market data for Boise is as follows:

Median home price: $295,000

Home price change: +8.1%

Sales change: +0.3%

Combined sales and price growth: +8.4%

Boise has a strong, diverse economy with one of the fastest growing job markets. Buyers also like the walkable, vibrant Boise downtown, universities, close proximity to skiing, hiking, fishing and other outdoor recreation and sports opportunities.  This combined with high affordability attract both first time buyers and retirees. Boise metro has been attracting many home buyers from high priced coastal areas such as California.  Out of state homebuyers account for about 50 percent of current real estate transactions.  While sales in a lot of areas, espacially costal areas, are stabillizing and losing steam, Boise home sales are projected to increase by 2.4% compared to 1.8% nationwide, per realtor.com.

Boise Real Estate Market Report - November 2019

Boise Idaho real estate home prices continued to rise last month. The buyer demand for Boise homes for sale exceeded the available home supply, especially in the "first time buyer" category in lower price ranges. The new construction homes are mostly offered in "luxury" market thus not helping the affordability in Boise and Treasure Valley. Boise home prices rose by 13% on average last month when compared to the same period last year. The median sold price was $335,000 compared to $300,000 in November 2018 - 13 percent increase. The average sold price was $379.815 compared to $335,375 a year ago, 13 percent increase. The number of homes sales decreased by from 421 to 409.  Homes stayed on the market a bit longer by.  See below data for details:

Boise Idaho Real Estate Market Report - 3rd Qtr 2019

Boise Idaho real estate home prices recorded another increase in the 3rd Qtr 2019. The buyer demand for Boise homes for sale exceeded the available home supply, especially in the "first time buyer" entry level category. The new construction homes are in large part offered in "luxury" market thus not helping the affordability in Boise and Treasure Valley. Boise home prices rose by 12% on average last month when compared to the same period last year. The median sold price was $335,000 compared to $299,900 in the 3rd Qtr 2018 - 12 percent increase. The average sold price was $381,604 compared to $340,611 a year ago, 12% increase. The number of homes sales decreased by from 1492 to 1418.  Homes continued to sell quickly, many attracting multiple offers.  See below data for details:

North Boise Real Estate Market Update - 3rd Qtr 2019

How's North Boise real estate market? 

North Boise real estate market is characterized by low inventory and rising home prices.  Low inventory, which is the problem in all of Boise and Treasure Valley, keeps home prices high. Buyer demand picked up again because of lower interest rates.

In the 3rd Qtr 2019, 117 single family homes were sold in North Boise (MLS area 0100), compared with 138 a year ago. 

Average sold price was $501,030

Median price was $451,000 compared to $442,500 = 2% increase y-o-y

Average DOM (days on market) was 24 days.

In the 3rd qtr, the lowest priced single family home sold at $199,500; the highest at $1.3M.

The new construction homes are mostly offered in "luxury" market thus not helping the affordability in Boise and Treasure Valley. Boise home prices rose by 13% on average last month when compared to the same period last year. The median sold price was $335,000 compared to $300,000 in September 2018 - 13 percent increase. The average sold price was $379.815 compared to $335,375 a year ago, 13 percent increase. The number of homes sales decreased by from 421 to 409.  Homes stayed on the market a bit longer by.  See below data for details:

The average Boise sold price in August was $386,651 and $379,815 in September showing hot market but perhaps stabilizing.  We need more data to see the trend - stay tuned.

Preparing Your House for Sale

When selling your homes, always keep in mind that the first impressions count.

Here are a few steps to take when selling your home:

Repair everything you know of that's broken. Fix the running toilet, the closet doors that don't shut all the way, the hole in the fence, leaking roof. Basically repair all broker things you are aware of.

Clean the house. Hire a cleaning service to do a deep clean — the kind where they scrub the baseboards and toekicks and vacuum behind the refrigerator. Power wash the house and driveway. Make sure your landscape is spiffy, too: boxwoods trimmed, lawn mowed, flower beds weeded. Curb appeal matters.

Declutter. Tidying up is the way to sell your house. You need to bust the clutter and make your house look Insta-perfect. Clear the kitchen counters, pack up most of your books and all of your knickknacks and take them to a storage unit or donate them to charity. Cull your clothes and donate the ones you haven't worn in more than a year. Clean out the garage, tidy up the laundry room, organize the pantry. 

All this tidiness and organization signal to potential buyers that your house has been well cared for — and has plenty of room for all their clutter.

Depersonalize your space. Take you out of your home. Box up family photos, your great-grandma's heirloom quilt, your son's Matchbox car collection. It sounds sad, but it's how to sell your house. 

You want buyers to be able to see themselves and their things in the house. They can't do that if it feels like your house. Look at this as the first step in packing up to leave. Consider renting a storage unit for the stuff until you move.

Stage your house or condo. This is one step beyond the decluttering, depersonalizing, and cleaning. This is when you set up your house to show off its assets and downplay its weaknesses. It may mean moving furniture and making your house look as perfect as a photo in a new construction magazine.

Staged houses can sell faster and at a higher price. Staging a home is key if you've moved out and the house is empty. A professional stager will bring in décor and make your house attractive to buyers.

Some agents have stager they work with, or do it themselves. You can also hire a pro yourself, someone with top-flight design and décor skills.

Paint the interior of your house, especially walls that are an unusual color. You adore the purple in the bathroom. Buyers may not. Pick a neutral tone, like gray or beige.

Paint your house exterior, too, if there is worn or flaking paint, or if you painted the exterior an unconventional color that might turn off buyers.

Boise Idaho real estate home prices rose again in August '19. The buyer demand for Boise homes for sale exceeded the available home supply, especially in the "first time buyer" category in lower price ranges. The new construction homes are mostly offered in "luxury" market so the affordability is still low in Boise and Treasure Valley. Boise home prices rose by 12% on average in August when compared to the same period last year. The median sold price was $337,500 compared to $299,900 in August 2018 - 13 percent increase. The number of homes sales decreased by 13 percent.  Homes stayed on the market longer by 1 day on average - quite an insignificant change.
